COMPETENT CONTROL
23. (1) No installation or electrical plant equipment other
than those owned or managed by a supply authority shall be
worked or operated except by or under the control of persons
possessing such qualifications and holding such certificates
as may be prescribed, and no person not possessing the
qualifications or holding a certificate as aforesaid shall be
in charge of any installation or shall control the operation of
any electrical plant or equipment.
(2) Any person who contravenes this section shall be
guilty of an offence and shall, on conviction, be liable to
a fine not exceeding ten thousand ringgit and, if the
contravention be continued, to a fine not exceeding one
thousand ringgit for every day or part of a day during which
the contravention is continued after conviction.

"competent person" means a person who holds a certificate
of competency issued by the Director General to
perform work in accordance with the restrictions, if any,
stated in the certificate;

Mesyuarat Agung Tahunan ke Dua JMB Taman Kumbar Permai - Usul

Merujuk kepada Usul Mesyuarat di atas yang di adakan pada 24hb April 2011, di perkarangan Blok 2 Taman Kumbar Permai.

6.3 En Abdul Rahman bin Osman (1-11-1)

Mengusulkan agar projek Panca Ulang Celcom yang tergendala di bincang semula agar semua penduduk mendapat manafaat, Harap dapat pertimbangan sewajarnya dari semua pihak.

Masyuarat post mortem peringkat AJK telah di adakan pada 26hb April 2011 dan telah memutuskan usul 6.3 En Abdul Rahman b. Osman (1-11-1) tidak dapat di pertimbangkan atas sebab sebab berikut:

1. Menghormati pendapat dan pandangan penduduk yang tidak setuju
2. Atas dasar semangat kejiranan yang telah terbina sekian lama
3. Menjaga keharmonian dan ketenteraman penduduk TKP secara keseluruhan
4. Untuk mengelakan ketegangan yang berlarutan dan berpanjangan

Dengan kenyataan ini, AJK JMB Taman Kumbar Permai menganggap isu tersebut telah selesai dan jika ada sebarang pertikaian selepas ini adalah di luar bidang kuasa JMB Taman Kumbar Permai.

Denga tulus hati dan rendah diri, AJK JMB Taman Kumbar Permai memaafkan dan memohon maaf apa jua kesilapan pada pihak kami juga pihak yang tidak setuju mahupun yang setuju. Kami tidak berupaya untuk memenuhi kehendak semua penduduk. Kami berharap semua penduduk TKP akan terus berganding bahu kearah pencapaian missi menjadikan TKP satu penempatan yang elit; seperti kata pepatah melayu “biduk berlalu kiambang bartaut’ dan “ringan sama di jinjing berat sama di pikul”

Sistem Halangan Otomatik (Auto Gate Barrier)

Untuk makluman, sistem gate halangan otomatik sedang mengalami kerosakan serius pada litar kawalan dan mekanikal. Kos untuk memperbaiki gate yang telah berusia hampir sepuluh tahun tesebut adalah terlalu tinggi dan tidak praktikal untuk di perbaiki.

Kerja kerja menaik taraf sedang dalam proses “cadangan dan bidaan” oleh kontraktor yang terpilih; di jangka proses pembidaan, pemilihan dan pemberian kontrak akan selesai tidak lama lagi dan kerja kerja menaik taraf tersebut akan bermula sekitar May 2011.

Untuk sebarang pertanyaan sila hubungi pejabat pengurusan.

JMB memohon maaf di atas sedikit kesulitan yang di alami demi untuk kebaikan besar masa hadapan. Kerjasama semua pemilik adalah amat di hargai.

Penang 2nd Bridge project...

I am proud to be associated with the 2nd Penang Bridge Project under phase 3C (Persimpangan Trumpet Batu Kawan) where HRA Teguh Sdn Bhd was the main contractor. I am attached to sub con HULS Transmission Sdn Bhd for the erecting and stringing of temporary 132KV transmission lines to make way for concrete piling .
It is indeed a new experience for me, supervising such jobs where safety are very essential as all the workers are working barely few meters from the live 132KV span.
I sincerely salute and respect all the workers. They are very experience and braved ..just imagine they have to sit on the cable (span) to do the job ???? . To see more of their action please peep to my facebook..

enhanced security service..

As you have seen TKP has improved / enhanced the security service with new faces and smartly uniformed guard. They look more energetic and active.
There are lots more to come for the betterment of TKP’s residence.
We are expecting improvement, better acceptance and surely good image to TKP .We've outlined SOP, dos and don’ts to improve the security service.
We hope all the residence could works hand in hand with the new security personal, JMB and IQS.

NOTICE: FULL COORPERATION FROM ALL RESIDENTS

To all unit owners and resident of Taman Kumbar Permai,

As you may have noticed, most of the property mishap and delinquency within shared apartments are mainly caused by the bad attitudes and lack of civic conscious towards public property. Therefore, we seek you full cooperation to comply with rules and regulation related to building maintenance and public property for the sake of harmony and efficiency:
1. Service Charge Fee. Please pay on time. If there are overdue defaults, kindly arrange and negotiate with IQS to ops for lumps sum settlement or staggered payment.
2. If there are any defect unknown to the management kindly report by submitting Feedback/Complain form to IQS.
3. Do not keep or place un-use stuffs such as furniture and mattress in the common area. You can dispose them in the dumping area. Do not place them in the compound (common area).
4. Pets such as dogs, cats, rabbits, birds are not allowed.
5. Do not block any stuff in the staircases. This may block safety route in case of fire or in the event lift fail to operate.
6. Do not park motorcycles on lift compounds near the post boxes.
7. Throw away the garbage at the designated area.
8. Do not vandalize and do graffiti on wall.
9. Do not place illegal advertisement or posters without the permission of the management.
10. Wear proper attire when swimming at pool. Oblige the swimming pool rules.
11. Do not park broken car unattended for long. It may invite mosquito breeding place and pose unpleasant view.
12. Empathy and Respect your neighbor. In case of clogged outgoing pipe at kitchen, please help to allow your neighbor from the upper level to fix and release the out-let flow.
13. Use lift ethically. Do not smoke, let the garbage leak, or urinate.

We have a very long way to upgrade and improve Taman Kumbar Permai to ensure the residents are comfortable and live in harmonious surroundings.

As for now, Management team would choose soft approach by guiding and educating all residents the importance of corporation and neighborhood conscious to upgrade and lead Taman Kumbar Permai as 1st Class Mentality Residents. Having good residents and management, we are able to bring up the value of our property.

If the residents fail to fully corporate with JMB, without prejudice, we have no choice but to resort for warrant from authorities such as Lawyer, MPPP, Police and Commissioner of Building in accordance to existing stipulated laws.

The Success or Failure of JMB Taman Kumbar Permai depends on the 3 parties: Cooperative residents, Effective JMB and Competent property management working in all hands in hands with accountability, responsibility and transparency.

ﻪﺘﺎﻜﺮﺒﻮﷲ‎ﺍﺔﻤﺤﺭﻮ ﻡﻜﻴﻠﻋ ﻢﻼﺴﻠﺍ

Kepada semua penduduk Taman Kumbar Permai,

Salam Sejahtera dan Selamat Tahun Baru 2011. Syukur kepada Allah swt, yang telah memberi kita kekuatan, kesejahteraan dan kesihatan untuk terus berada di tahun 2011.

Sebagaimana yang telah di maklumkan melalui edaran notis sebelum ini, JMB Taman Kumbar Permai telah mengambil alih pengurusan dan penyelenggaraan property di TKP bermula 1hb Januari 2011. Untuk Makluman:

1. Peraturan rumah (House Rules) sedia ada akan terus di guna pakai dan sebarang perubahan dasar (jika ada) akan hanya di putuskan di peringkat Mesyuarat Agung Tahunan (AGM).
2. Bayaran yuran penyelenggaraan dan lain lain bayaran yang berkaitan perlu di bayar tunai atau cek atas nama JMB Taman Kumbar Permai di pejabat pengurusan melalui pengurus property yang di lantik - IQS

Saya dan barisan AJK telahpun dan akan terus membuat rencana terbaik untuk memastikan TKP menjadi penempatan yang exclusive dengan pengurusan yang cekap dan telus, kerana kami juga adalah pemilik rumah seperti tuan/puan. Pelbagai pelan penyelenggaraan dan penambah baikan TKP telah di rancang dan akan dilaksanakan secara berperingkat.

Di harapkan kerjasama, komitment dan tanggung jawap yang telah tuan/puan jalankan selama ini akan terus di beri kepada kami dan pengurus property yang baru. Marilah kita berganding bahu untuk menjadikan TKP satu penempatan yang harmony, permai dan bernilai tinggi. Sebarang cadangan membina dan perbincangan berkhemah adalah amat di alu alukan .

Akhir kata sekali lagi saya dan barisan AJK mengucapkan Selamat Tahun Baru 2011 semuga kita sentiasa di murahkan rezeki dan di berkati olehNya .
