NOTICE: FULL COORPERATION FROM ALL RESIDENTS
To all unit owners and resident of Taman Kumbar Permai,
As you may have noticed, most of the property mishap and delinquency within shared apartments are mainly caused by the bad attitudes and lack of civic conscious towards public property. Therefore, we seek you full cooperation to comply with rules and regulation related to building maintenance and public property for the sake of harmony and efficiency:
1. Service Charge Fee. Please pay on time. If there are overdue defaults, kindly arrange and negotiate with IQS to ops for lumps sum settlement or staggered payment.
2. If there are any defect unknown to the management kindly report by submitting Feedback/Complain form to IQS.
3. Do not keep or place un-use stuffs such as furniture and mattress in the common area. You can dispose them in the dumping area. Do not place them in the compound (common area).
4. Pets such as dogs, cats, rabbits, birds are not allowed.
5. Do not block any stuff in the staircases. This may block safety route in case of fire or in the event lift fail to operate.
6. Do not park motorcycles on lift compounds near the post boxes.
7. Throw away the garbage at the designated area.
8. Do not vandalize and do graffiti on wall.
9. Do not place illegal advertisement or posters without the permission of the management.
10. Wear proper attire when swimming at pool. Oblige the swimming pool rules.
11. Do not park broken car unattended for long. It may invite mosquito breeding place and pose unpleasant view.
12. Empathy and Respect your neighbor. In case of clogged outgoing pipe at kitchen, please help to allow your neighbor from the upper level to fix and release the out-let flow.
13. Use lift ethically. Do not smoke, let the garbage leak, or urinate.
We have a very long way to upgrade and improve Taman Kumbar Permai to ensure the residents are comfortable and live in harmonious surroundings.
As for now, Management team would choose soft approach by guiding and educating all residents the importance of corporation and neighborhood conscious to upgrade and lead Taman Kumbar Permai as 1st Class Mentality Residents. Having good residents and management, we are able to bring up the value of our property.
If the residents fail to fully corporate with JMB, without prejudice, we have no choice but to resort for warrant from authorities such as Lawyer, MPPP, Police and Commissioner of Building in accordance to existing stipulated laws.
The Success or Failure of JMB Taman Kumbar Permai depends on the 3 parties: Cooperative residents, Effective JMB and Competent property management working in all hands in hands with accountability, responsibility and transparency.
